The eaves extend far out over the house protecting from sun and exposure to the elements. The actual roof covered footprint of the house is 3781 square feet, the heated square feet is 1875, leaving the porch at 1906. The metal roof is double insulated and painted with a reflective paint to ward against heat. Every step has been thoughtfully planned to comfortable living, pictures don't do it justice!! It is not actually certified , however, this house and footprint really falls into the PASSIVE house category.
