The median sale price for single-family homes in Marion County continues to increase.
The price tag for existing, single-family homes went up by approximately 23.6% in the month of July 2022 compared to July of 2021, per the Ocala Marion County Association Of Realtors. After the median sales price of homes in Marion County was $234,900 in July 2021, that number increased to $290,250 this past July.
However, while the median sales price went up, the number of houses sold in Marion County actually went down this past July compared to July of 2021. 647 houses were sold in Marion County in July of 2021, while only 545 houses were sold in Marion County in July of 2022.
The result of those two statistics was a slight increase in the total sales volume of houses in Marion County this July compared to last. $194.7 million worth of houses were sold in July of 2022, an increase of approximately $200,000 from July of 2021.
According to various industry experts, the median sales price is the best (and easiest) way to get a true, authentic feel for the values of homes. The median sales price is determined by ranking the sales prices of each home from highest to lowest, and finding the middle number- the sales price of a home halfway between the most expensive sale and the least expensive sale. Experts advise against using the average sales price, as this can be distorted by a couple of anomalies.
