A major renovation project is set to take place downtown that will add some much needed residential space to the downtown scene. The renovation of the three-story building at 18 Southeast Magnolia Ave., which is one of the tallest buildings on the Square, began a while ago but was then put on hold. However, as the real estate market improved, the project was brought back to life.
As other downtown projects have progressed, including the 302 Broadway lofts in the former sprint building, the multilevel downtown parking garage, road improvements on Fort King Street and the conversion of the old Melting Pot building into an upscale barbecue restaurant, this new renovation project seemed more and more like a good idea.
Downtown is being reinvigorated, and the Magnolia Avenue building that has been vacant for years is getting new life. Renovation work has begun, and plans call for the construction of three loft apartments on each of the second and third floors. The loft will be approximately 600 to 800 square feet. The first floor of the building will be for retail space, but nothing has been confirmed in the way of tenants. The project is slated to be completed by December.
As much of the original building that can be restored will be, with the intention of maintaining as much of the building’s history and integrity as possible. For example, the large skylight in the building that was originally installed to provide natural light to all three floors is intended to be kept, with perhaps an elevator in that spot as a way to use the natural light.
